Here at Irvine & Cole we regularly manage properties for our clients. This essentially means taking care of all aspects of the property and making the most of the asset according to the client’s needs.

We will deal with maintenance, cleaning, safety and security, building management, local authorities, utilities and more. We source tenants directly or through our network of agents using our relationships to maximise returns and minimise costs. Our team is available 24/7 to manage the tenants’ demands and deal with any emergencies so our clients are never bothered and can relax in the knowledge that their property is in the best hands.

Managed Sales

Although we are normally negotiating the best deal for a buyer, we are also superbly equipped to ensure optimum results for our clients when selling.  All our staff have considerable agency experience and our up-to-date market knowledge combined with industry relationships enable us to achieve excellent results.

When desired, we have the necessary network to sell discreetly whilst still achieving an optimum price. For traditional marketing we know the most appropriate agencies for different property types and values in each area. Our long-established relationships and repeat business often enable us to secure lower fees from agents.

Inappropriate marketing or the wrong asking price can have a very detrimental effect on price achieved. We know exactly how the market is behaving and combining this knowledge with detailed research on each property enables us to devise the best strategy for sale.

We ensure the strategy is implemented, monitoring the agent and all marketing materials and providing regular feedback.
