1. Initial Meeting
Whenever possible we will arrange a face to face meeting with our buying agents so we can ensure absolute accuracy of your personal brief and fully understand your requirements.
At this stage we advise on: which areas might suit you best, the different types of property available, what is obtainable for your budget or what the budget should be to ensure your needs are met.
2. Sourcing Property
Our agency relationships have been established over years of consistent contact. This means the moment a desirable property comes to the market we know about it and get you through the door first. Some of the most sought after properties in London are off-market. These properties never come to the open market and many of the properties our buying agents acquire for clients are these elusive ‘off market’ properties.
3. Preview and Report
After compiling a comprehensive selection of possibilities our property consultants view all properties on your behalf to establish accurately which are the most appropriate. Having previewed as many properties as necessary, we provide detailed feedback to the client to agree which are appropriate for viewing.
4. Tours and Objective Advice
We arrange time efficient property tours to fit in with your busy schedule providing transportation and, if necessary, translators. Our buying agents accompany all viewings and give objective advice as to the pros and cons of each property. Of course we provide analysis of value using the most up-to-date market data, but we also advise on: local amenities and transport links, leasehold enfranchisement, costs of improvement works where necessary, potential income from the property, ongoing running costs, and extension possibilities.
5. Negotiating Terms
Our property search agents have years of agency experience, so we know just how the other side works. Our seasoned negotiators will agree the best possible terms for you – not only on price, but timescales, conditions, fixtures and fittings etc.
6. Exchange and Completion
Approximately one in three sales falls through in the UK, so our task is far from over once we have secured an agreement for your property. Throughout the process our buyer agents stay in contact with agents, solicitors, surveyors, and financial advisors to ensure exchange of contracts as quickly as possible.
7. After Purchase Service
We will meet you at the property to hand over the keys, but our service doesn’t stop there. We can help with moving in, gaining planning permissions, project managing building works, finding suitable tenants, property management – whatever you need.
